2022 Vs 2021 Real Estate Market

The Real Estate Market is ever changing. 2022 is no different.

Average Sold Price: The chart on the left shows the average sold price by zip code in Park County, Colorado. The percentage change compares 2022 to 2021 for the same time period (January 1-August 12). The overall Park County average residential sold price is up 37.4%!

Days on the Market: The ADOM (average days on the market) is actually slightly less than last year. Even with more inventory

The Percent of list to sold price: Park County’s average percent of the list to sold price is down by ½ point from 98.4% to 97.9%. However, in March, that percentage was 98.9%

Number of Sales: Sales continue to be down compared to last year. The chart on the right shows the sales by zip code in Park County, Colorado. The percentage compares to 2021 for the same period (January 1-August 11). The overall Park County residential sold properties is down 39.7%.

Average Sold Price Trends? The average sold price for residential sales in April was $607,191, May it was $623,997, and in June it was $642,116. The first quarter average sold price was $600,695 at a gain of 40% vs 1st quarter 2021. The second quarter average sold price was $624,435 at a gain of 26.7% vs 2nd quarter 2021

Inventory: Inventory is increasing substantially now. In January there were 23 active residential listings and today (8/12/2022) there are 129*.
